There being a quorum present the meeting was called to order by the Chairperson at 6:40 pm. There was no Executive session since there were no residents scheduled for a hearing and there were no items to address in a closed session.

●   Colleen reported on the general meeting. At that meeting Ken McDermott stated he would look into some of the items that concerned the residents. Since McDermott is out of the country and needed to consult with his partners before he could take any action if warranted there was little new information to report as of this date. Colleen did mention that Ken had spoken to Ryan Homes but there was nothing of substance to report as both parties wished to think over the items raised.

●   At the open meeting the budget was approved as amended and will be mailed to the residents before year end.

●   Colleen reported the landscaping is basically finished with the final touches to be completed shortly. One item was mentioned concerning the BMP’s. The BMP on Ashlock Court has a gravel road leading from the road into the BMP. This is necessary for servicing the BMP. The gravel road abuts the property of the resident adjacent to the BMP. Evidently some of the gravel has shifted or been disturbed and more gravel needs to be added. The question arises as to who is responsible for putting in additional gravel. The County will not do anything about this. Therefore, is it the builder or the developer or the HOA. Colleen will raise this question with Tim Trant as to whom is responsible and importantly how we can maintain these roads and keep the gravel in place. This was tabled for more information and will be discussed at the January meeting.

●   The monthly assessments from the Association due from Ryan Homes is expected soon. Gary is following this closely.

●   Jim mentioned that we could use a light at the play area since children do gather there in the dark. It was mentioned that the electric company supplies lighting of this type for around $25 per month installed. Gary will get the details and report.

●   Gary was also asked to check our landscaping company, Brickman, about whether they had shut down the sprinkler system fr the winter.

●   Deer have been eating some of the plants put in by the landscaping company. Gary was asked to contact them on plants that were deer resistant. Possibly some type of holly which is green year round and in winter has numerous red berries.

●   The landscaping work is costing about $30 thousand instead of the $70 thousand originally estimated.

●   The minutes for November were approved.**

The meeting adjoined at 7:40 pm. The next meeting will be January 14th at McGaw room of the Public Library.

Respectfully submitted

Jim Simcox
